Why buyers are looking now

The MICHELIN Guide describes Puerto Escondido as Mexico's "buzziest beach town" (MICHELIN Guide). More visitors are arriving, more remote workers are staying for months instead of weeks, new international routes keep opening, and new hotels, restaurants and shops are appearing along the coast. All of it makes living in Puerto Escondido more appealing.

The dining scene is thriving too. The MICHELIN Guide recommends Almoraduz, near Carrizalillo Beach, and Atarraya in La Punta, whose bar is led by the winner of the 2025 MICHELIN Guide Mexico Exceptional Cocktails Award.

Where demand is moving

As central Puerto Escondido fills up, attention is moving west, toward Bajos de Chila and the coast beyond. Buyers there find a quieter coast, oceanfront land that is still available and a short drive to the airport. If you are comparing Puerto Escondido property for sale, the west side deserves a close look.

Land vs condos vs homes in Puerto Escondido

Most Puerto Escondido real estate for sale falls into three types: land, condos and homes. Each one trades time for control in a different way.

Buying land

Puerto Escondido land for sale gives you the most control. You choose the location, the design and the timing, then build to your own plans, with room to grow later as your needs change.

Buying a condo

Puerto Escondido condos for sale are ready to use sooner. In exchange you share a building, its common areas and the rules that come with them, so read those rules before you commit.

Buying a home

Puerto Escondido homes for sale let you move in sooner, but you inherit someone else's design and build quality. Before you buy any of the houses for sale, have the building properly inspected.

For transparency, Tres Aguas sells land only. If land fits your plans, see oceanfront lots for sale in Puerto Escondido.

Can foreigners buy property in Puerto Escondido?

Yes. Puerto Escondido sits inside Mexico's coastal restricted zone, the band of land near the coast where foreigners do not take title directly. Foreign buyers own through a fideicomiso (bank trust) or, for commercial or hotel projects, a Mexican company. So can foreigners buy property in Mexico by the sea? Yes, with the right structure.

One more rule matters when buying land in Mexico on the coast. The first 20 metres inland from the high tide line is the federal beach zone (ZOFEMAT) and cannot be privately owned. Before you buy any beachfront lot, ask for a survey that shows where the federal zone ends and your land begins.

Residency is a separate process from buying. If you are moving to Puerto Escondido or plan to spend long stretches on the coast, read our Temporary Resident Visa guide and our Permanent Resident Visa guide.

The buying process and closing costs

If you are investing in Mexico real estate for the first time, here is how a purchase runs.

Step by step

  1. Reserve. Choose your lot and reserve it.

  2. Review documents. Check title, the deed, land use and permits before you go further.

  3. Set up the fideicomiso. A trustee bank sets up the trust, with the SRE permit.

  4. Sign before a notario público. The deed is signed before the notary who formalizes the sale.

  5. Register. The deed is registered with the public property registry.

You are always free to bring your own lawyer. Our step-by-step guide to buying an oceanfront lot covers each stage in detail.

Steps to buy an oceanfront lot in Mexico with a fideicomiso

What it costs to close

Closing costs fall into a few categories: acquisition tax, notario fees, public registry fees, an appraisal, and the fideicomiso setup fee plus its annual fee. Amounts depend on the property, so ask for an estimate before you sign. For a closer look, see what a fideicomiso costs.

Financing

Mexican banks generally do not offer mortgages to foreign buyers for coastal land. Tres Aguas offers flexible payment schedules depending on the lot, agreed case by case, so message the team on WhatsApp early if you want to pay over time.

Is Puerto Escondido real estate a good investment?

The highway from Oaxaca City opened in 2024 and cut the drive to about 2.5 hours, the airport handled almost 1 million passengers in 2025, and a new terminal is due in late 2026. Always check title, land use and permits first.

What is the best area to buy property in Puerto Escondido?

It depends on how you want to live.
